Protecting your parking lot with sealcoating

It is recommended that new asphalt parking lots are protected with a layer of sealcoating. Sealcoating limits effects of weathering, protects against oil, gasoline & water and slows down Greying caused by oxidization.  When replenished at regular intervals, protective sealcoating can double the lifespan of your asphalt parking lot.

Sealcoating presents an initial outlay but protects your investment so you’re less likely to need to pay out for patching, crack repair and pot hole filling.

Preventing damage with ongoing maintenance

All asphalt surfaces eventually fall victim to weather and wear from traffic; that’s when cracks, pot holes and deterioration starts to show.

To keep up the appearance and safety of your parking lot Paveway recommends maintenance plans including seal coating every 2-3 years (the industry standard) to re-apply a protective coating and glossy black finish.

Don’t ignore signs of asphalt deterioration. What starts out as small cracks and imperfections can spread into bigger, more expensive problems. When addressed early, problems can be avoided, Maintaining your parking lot or other space can save you tens of thousands of dollars over the long haul. .

Common asphalt repair questions:

This depends on varying factors such as weather and the thickness of the asphalt that needs to be cured properly.  You should wait a minimum of 24 hours, but sometimes paving companies may advise 2-3 days.

Depending on the size of your parking lot and nature of your business, you may be required to have a certain number of disabled bays.

Paveway Asphalt can advise on this.  You can also find some useful information on the Access Board website.

Yes absolutely, asphalt paving is widely used in industrial industries for heavy vehicle traffic.  The only consideration is that heavier traffic will wear the asphalt quicker than lighter traffic.

This depends on a range of factors including the type of traffic (light, heavy etc..), weather, markings and size of the lot.  Generally speaking most asphalt parking lots can be paved within 2-3 days.
